Tenant Administration Fees

A fee is payable on each new tenancy to cover the cost of administration in the preparation of an agreement,
inventory, references and move in procedures and are as follows:

VAT is calculated at 20%.

Professional 1 Person £300 +VAT
Professional 2 Persons £400 +VAT
Professional 3 Persons £500 +VAT
Professional 4 Persons £600 +VAT
Professional 5 Persons £700 +VAT
Professional 6 Persons £800 +VAT
Guarantor Fee £100 + VAT
Professional Holding fee £500 to reserve the property (this gets taken off the total cost)

Students 1 Person £300 +VAT
Students 2 Person £400+VAT
Students 3+ Person £150 +VAT per person
Total admin fees unless otherwise stated.
£20+ VAT per person thereafter.

Further Tenancy Fees that may apply:
Renewal fees £95 +VAT per property
Reference fee £35 +VAT per person
Checkout fee £80 +VAT per property
Permitted occupants £25 +VAT
Specific Addendum £50 +VAT (split between landlord and tenant)

 

Holding fee Non-refundable – Subject to landlord acceptance and satisfactory references. A holding fee is not an extra cost, it contributes towards your move in balance.

Move in Balance. This is a total of your first months rent, deposit (generally equal to one months rent unless otherwise specified) and your administration costs.

When you have agreed on a property of your choice, GD3 Property will provide you with a Tenants Terms and Conditions, confirmation of move in monies stating all fees specific to you and your application, along with a Draft copy of our Tenancy Agreement.
